Nashville Market Update: July 2025

Halfway through the year, we are at the July 2025 Nashville real estate update. With summer warming up, so is our real estate market — and this month, some major changes are on the horizon that both buyers and sellers need to pay attention to.

Inventory Is On The Rise + The Market Is Leveling

After years of tight inventory, we’re finally catching glimpses of solid increases in the number of listings throughout the Nashville region. Active listings are up nearly 29% compared to a year ago, and total housing inventory has increased by about 16% since May 2024, according to Greater Nashville REALTORS®.

That increase has driven months’ supply back up to a little over 5 months, representing a more even distribution between buyers and sellers. We’re not quite to a full buyer’s market territory, but at the very least, the playing field is leveling — and that’s great news for anyone in the market to buy this summer.

Home Prices Hold Steady, With Modest Gains

Nashville’s median home sale price was just under $535,277 this June—up 1.3% from a year ago. While the market steadies, prices remain firm in sought-after areas such as East Nashville, Germantown and Brentwood.

Homes Are Taking Longer + Buyers Remain Patient

Days on Market rose to an average of 32 days in June, an increase of almost 42 percent from a year earlier. More homes are selling below asking price (56%) than above (12%), and that change can demand better terms.

For sellers, that means strategic pricing and a strong presentation are more important than ever. Well-staged, professionally photographed and appropriately priced homes are still moving — but people have to reset their expectations as to what someone might receive, or what they might even need to offer.

Buyer Activity Is Rebounding

Buyer interest rebounded in June after a slower May, and pending contracts jumped nearly 10 percent from the previous month. Affordability is still an issue—the median home price calls for an income of nearly $120,000 a year—but the city’s allure is not lost on out-of-state residents.

With the next school year also approaching, many local families are thinking about moving, making it a prime market time for buyers, as well as sellers.

What This Means for You

If You're Buying:

You have more supply, more time and more negotiating power. But hot neighborhoods like Belle Meade, Oak Hill and Franklin continue to go fast — be prepared to move quick on a great opportunity when you find it.

If You're Selling:

You can still sell for a solid price, but success will depend on pricing, timing and marketing. Look for more negotiation, and know that buyers have more choices than they did even six months ago.
